Flooring Estimate Template (2026): Editable Worksheet and Example

On this page7
A flooring estimate template links room measurements to the chosen product and its buy unit. Keep removal, subfloor preparation, transitions and fitting separate. A room area does not reveal the condition underneath the existing floor.
List each room, measured area, chosen product, pack coverage, user waste and layout basis. Add removal and preparation with clear limits. State transitions, trims and disposal clearly. The form does not choose an install work method or promise that an unseen substrate is ready for the chosen flooring.

Measure and choose the unit
Record each room apart before adding the area. Keep irregular parts and openings in the sketch. A vendor pack may use square feet while your room dimensions use another unit. Convert clearly before dividing area by pack coverage.
Use the chosen product's real coverage. Add only the user-entered waste or layout basis note. Then round up to full buy packs if that is how the product is sold. The purchased amount and the client's net floor area should remain distinct in the record.
Two-room example
A made-up job covers two measured rooms. The private cost sheet lists the chosen flooring, two thresholds, removal and fitting. Subfloor preparation is an open allowance because the covering has not been removed. That risk is named in the offer.
Once the condition is known, define the preparation work and revise the estimate. Do not hide it in a changed area rate. The client should be able to see if the price changed because of goods choice, measured work or newly defined preparation.
Check interfaces and output
State what happens at doors, adjoining floors and edges. Name who moves furniture and who handles waste. If trims or transitions are supplied by the client, record that duty instead of pricing them twice or leaving them implied.
Keep install work needs tied to the real product instructions and site conditions. This form supplies no moisture threshold, adhesive choice or suitability claim. It records the work to price. For adjacent repairs, use home repair or remodeling.
Scope and unknowns follow the GAO guide, checked 15 October. The source does not supply local flooring costs or validate the chosen floor system.
Work the pack order and the preparation allowance
Use two fictional rooms to check a flooring quote. Room A measures twelve by ten feet, or 120 square feet. Room B measures nine by eight feet, or 72 square feet. The total net fitting area is 192 square feet.
Assume an invented product covers twenty square feet per pack. With a user-chosen ten percent layout allowance, required coverage is 211.2 square feet. Round the purchase to eleven full packs, which supply 220 square feet.
At a fictional $45 per pack, supply costs $495. The 28 square feet between purchased coverage and net room area includes the planning allowance and pack rounding. It is not extra installed floor. Record the order quantity and the net fitting quantity in separate fields so the client can understand both.
Suppose removal has six person-hours and fitting has fourteen in the example work plan. Twenty person-hours at a made-up $30 cost rate gives $600. Add two thresholds at $18 each, $55 delivery and $90 waste handling. Known cost before preparation is $1276: 495 plus 600 plus 36 plus 55 plus 90. No moisture remedy or levelling task is hidden inside this subtotal.
Resolve preparation as measured work
Suppose removal later reveals a bounded preparation task. Its agreed goods list costs $75, and its six extra person-hours cost $180 in this exercise. The added cost is $255, giving a known subtotal of $1531 once that scope is defined. It does not change the room dimensions or add another threshold.
The extra scope needs a work description and product basis from the actual floor requirements. This arithmetic does not choose a preparation material or decide whether a substrate is suitable. Record the measured task rather than turning an unresolved condition into a standard amount per room.
Test a change of product or layout
If another product covers eighteen square feet per pack, the same 211.2-square-foot planning amount rounds to twelve packs. Recheck the actual pack price and fitting basis. Do not keep eleven packs from the first selection merely because the room area is unchanged. A pattern or direction change may also require a new layout allowance.
Read the boundary at each doorway. State whether the offer includes only the two named thresholds, what happens to existing trims, and who moves furniture. These tasks can change cost while leaving net area alone. If a threshold is client-supplied, remove its purchase cost while retaining the fitting task actually offered.
Use the common costing reference for markup and other later inputs. Keep the room sketch, selected pack coverage and resolved preparation record with this floor's estimate.
FAQ
Should pack returns reduce the fitted area?
No. A returned unused pack changes the supply record, not the floor measured in the two rooms. Keep the original order, goods used and any accepted return distinct. Apply a real supplier credit only once its amount and terms are known. Check whether it changes the agreed client price under the actual offer. Do not promise a credit merely because a pack remains unopened. The quote's supply and return duties should make that decision clear before the work begins.
Keep the pack label and room sketch with the selected product record.
Can I treat unknown preparation as free?
No. Keep it open until the condition and work are defined. If the offer uses an allowance, state its basis and the process for a changed amount. An unseen subfloor does not become ready merely because a spreadsheet needs a total.
Revise the scope and price together after inspection.
Why separate net area from packs?
Net area describes the work surface. Packs describe how materials are bought. Product coverage, layout and user waste can make the order quantity larger. Keep both values to explain the order without implying every purchased unit is fitted. Use the selected product basis and stated rounding unit.
Verdict on the flooring estimate template
Use the flooring estimate template to keep room area, packs and preparation on clear bases. Resolve the substrate allowance before claiming a complete price. Check the pack example for arithmetic and the trade directory for adjacent repairs.
